They had several different companies come out to provide a solution, but they were not happy with any of the results. They wanted to fix the problem, and not continue to put a band-aid on the issue.
We visited the property and proposed a quote to the customer. They proceeded with basement waterproofing for their home.
We sealed the floors and the curb of the wall using three step process which included PermaFlex and LRB applications.
This customer called Olympic Restoration Systems because they needed to get a professional opinion for controlling the humidity problem that they were having in their crawl space. They wanted the best solution between installing a vapor barrier and/or adding insulation in the crawl space. They had noticed there was an extremely high amount of moisture in their crawl space that was causing damage to their hardwood floors that they installed.
They contacted Olympic Restoration Systems for an assessment of their home, and for a quote. We scheduled an appointment for them with our 1st available appointment. An Olympic Restoration Systems Specialist visited the property, completed an assessment, then proposed a quote to the customer. They proceeded with the crawl space encapsulation, an HVAC duct cleaning, and an air cleaner installation with Olympic Restoration Systems for their home.
We removed all debris from the crawl space. We regraded the soil. We applied Mold-X2 Cleaner and a Botanical disinfectant to all exposed wood within the crawl space. We installed a SmartSump pump system with a liner, a cast iron pump, a CleanPump Stand, an airtight lid, an airtight floor drain and a WaterWatch alarm system. We installed an UltraSump battery backup pumping system with a charging/control box with an alarm and a 210-amp sealed maintenance free battery. We connected the discharge for the sump pump to the current drainage that the customer already had within their yard. We installed cement board around the entire perimeter to be able to attach the liner for the encapsulation. We installed a CleanSpace crawl space encapsulation system. We wrapped the bottom of the piers. We blocked off the vents. We installed a CleanSpace Drainage Matting under the CleanSpace liner. We installed a SaniDry Sedona dehumidifier to keep the humidity low. We added the dehumidifier ducting. We installed two wireless sensors in the crawl spaces. These sensors will send the temperature and the humidity readings to a small panel inside the house. We installed a small pump to move the water from the dehumidifier to the sump pump or out of the crawl space. A separate, dedicated circuit/outlet for the sump pump and the dehumidifier were installed.
To keep allergen, mold, bacteria, viruses, and VOC’s (volatile organic compound) out of the customers home, we installed a Bi-Polar® 2400 for them. This is a filter-less air purifier which uses proprietary Bi-Polar® ionization technology, or “cold-plasma” to effectively destroy contaminants by as much as 99%.
We cleaned the HVAC ducts, boots, and air registers. We removed the air registers and cleaned them. We cleaned the ducts using a negative air system combined with compressed air whips to break the mold and the debris free from the duct. With this type of air duct cleaning, each duct is attached to a powerful negative air machine which draws 3500 cubic feet per minute through the duct and into the system. The system has three stages of filters with the last one being a HEPA filter which assures nothing is released into the home. With our negative air machine running, small lines are pushed through the ducts. The lines have small rubber whips on the end, and the 175-psi compressor, which sits outside the house, forces air through the whips that move around quickly to break the dust, dirt, and spores from the duct. We used a HEPA vacuum on the coils and the blower. We cleaned the supply and the return plenums using the HEPA vacuum. We then treated it with an EPA registered antimicrobial solution. We finished by reattaching all the ducts and assured that they were properly sealed.

We installed a containment barrier for the laundry room, by installing plastic sheeting across the entry door. We sealed all HVAC vents inside of the laundry room. We installed a HEPA filtered air filtration device (AFD) inside the contained area. We turned it on at the start of the restoration process. It was left running for a 24-hour period after we finished the water damage restoration. We protected the upper and lower cabinets and the contents of all the cabinets by covering them with plastic sheeting. We also covered the washer and dryer with plastic sheeting. We tore out the affected, wet drywall. There was wet drywall above the upper cabinets, on the wall opposite from the washer and dryer. As well as a section from the ceiling that was approximately 2 feet long and 1 foot wide. There was also a section that was approximately 2 feet long and 6 inches deep from the top of the wall. We used the opening in the ceiling to view the top of the water damaged drywall on the opposite side of the room. The homeowners were prepared for a report from our Technicians, regarding possible further potential water damaged drywall and removal if necessary. There was not any further damage that was located. We used a HEPA vacuum for the exposed wall cavity and used the HEPA vacuum for the entire contained area. We cleaned the exposed wood framing with an EPA registered antimicrobial solution and then wiped down the entire contained area. 24 hours after the completion of the work, we picked up the (AFD) and took down the containment area and removed the protective plastic sheeting.
This customer called Olympic Restoration Systems after they had a mold inspection completed. They found from Dr.’s visits that one of their children had a severe allergy to mold. They needed someone that could do a mold remediation in their home, knowing that their child had a severe allergy, and could be sensitive to that situation.
When they contacted Olympic Restoration Systems for an assessment of their home, and for a quote that they were in search of for the remediation, we scheduled an appointment with them with our 1st available appointment. An Olympic Restoration Systems Specialist visited the property and proposed a quote to the customer. They proceeded with the mold remediation and an HVAC cleaning with Olympic Restoration Systems for their home.
There was a 3rd party that did the mold inspection and provided us with a mold protocol. They performed the pre- and post-mold inspections.
Our Technicians wore personal protective equipment, for hazardous cleanup. They had two sets per person, per day, one for the morning, one for the afternoon. We first started this job by moving the room’s contents to one designated area near the fireplace and covered the contents with a plastic sheeting, tucking it under the furniture to secure, then we sealed it to the floor to prevent contamination. We then contained the family room by installing plastic sheeting across the entry way from the kitchen and across the passthrough window as well as across the opening to the staircase. We sealed the HVAC vents with plastic sheeting. We left their blinds on the window in place but pulled them all the way up. Once they were up they were sealed in plastic. We covered the windows with plastic sheeting to prevent visual access from outside. We installed two HEPA filtered Air Filtration Devices (AFD) inside the contained area. We routed the ducts for the AFD’s exhaust out the window and sealed off the gap to assure that the air did not flow inward from the window. We installed one air scrubber outside of the containment area, in the dining room. We turned on all the AFD’s at the start of the remediation process and left them running until the final clearance results were completed and received. We removed the baseboard from around the perimeter of the room. We removed 4 feet of drywall from the inset area by the fireplace. For the remainder of the area that needed to be removed, we cut and removed the drywall even with the bottom of the windows. We removed and disposed of the exposed insulation from the open wall cavities. We cut the caulking and removed the trim under the window seals. We cleaned and saved the trim that was not affected by mold growth. We used a HEPA vacuum on the exposed wall cavities and then the entire contained area. Due to the child’s sensitivity, we used a solution suitable to be around the child, provided by the customer, to clean the exposed wall cavities. We scrubbed and/or sanded the exposed wood to assure all the visible mold growth was removed. We wiped down the entire contained area. Again, due to the child’s sensitivity, the customer provided us with another solution for mold control. We used a spray bottle to treat all exposed in the contained area. We cleaned the HVAC ducts, boots, and we removed the air registers to clean them. We cleaned the ducts using a negative air system combined with compressed air whips to break the mold and debris from the duct. With this type of air duct cleaning, each duct is attached to a powerful negative air machine which draws 3500 cubic feet per minute through the duct and into the system. The system has three stages of filters with the last one being a HEPA filter which assures nothing is released into the home. While the negative air machine is running small lines are being pushed through the ducts. The lines have small rubber whips on the end and the 175-psi compressor, which sits outside the house, forces air through the whips that move around quickly and break dust, dirt, and spores free from the duct. When the final detailed cleaning was completed, we disconnected the ducting from the air scrubbers inside the contained area and shut the window. This allowed the AFD’s to circulate and filter only the air inside the contained area.

*If you think there is mold in your home, the first step is to contact a licensed mold inspector. Per state law, the licensed mold inspector and licensed mold remediation company must be separate entities. This is a protection for the homeowner. If mold growth is confirmed by a mold inspector, you should be given a mold protocol. The next step is to send this protocol to Olympic Restoration Systems so that you can receive a licensed mold remediation estimate.
