We began by removing and disposing of the old, existing insulation in the attic. We then began sealing all the accessible penetrations in the attic, including the top plates, with expanding polyurethane foam. We also sealed the attic floor with ZypFoam to make sure that there were no air leaks in the attic. The customers also wanted a recessed light fixture cover installed. We installed a TiteShell Can Light Cover, and sealed that area with ZypFoam polyurethane foam around the edges and to cover any holes that were made for the electrical wires. The attic was now prepared for the installation of the fresh, clean insulation. Now that these tasks were completed, we then began to blow in TruSoft™ cellulose insulation, covering 1370 sq ft of the attic floor. This may help in reducing dust and/or allergens in the home.
This customer was having some foundation issues with their home. They had a structural engineer at the home for an inspection. During the engineer’s inspection of their foundation, it was noticed, what appeared to be mold, in their crawl space. The homeowners wanted the mold to be removed from their home.

We were contacted the last day of the month in January, and the new owners needed to move in by the end of February. They already had a quote for mold removal from another company, but they were looking for a 2nd, competitive quote for the mold remediation.

We then removed an existing 6 Mil liner from the crawl space. We regraded the soil to direct the water seepage to the newly installed sump system. We installed two SmartSump pump systems with a new liner, a cast iron pump, a CleanPump Stand, an airtight lid with an airtight floor drain and a WaterWatch alarm system. We installed a CleanSpace crawl space encapsulation system. We installed a CleanSpace Drainage Matting under the CleanSpace liner. This customer called informing us that they had contacted a Licensed Mold Inspector, that had located mold in their master closet, in their master bedroom. The customer had already received the mold inspection report from the Mold Inspector indicating that remediation was required.

An Olympic Restoration Systems Specialist visited the property and proposed a quote to the customer. They proceeded with the mold remediation with Olympic Restoration Systems for their home.
Personal protective equipment was worn by our Licensed Mold Remediation Technicians. Our Technicians had a fresh set for the morning, and a fresh set for the afternoon, for each day and each Technician. We started in the crawl space, below the master closet. We used a HEPA Vacuum on all the wood within the crawl space, under the master bedroom closet. We cleaned all the wood within the crawl space by hand cleaning it by using microfiber cloths, wire brushes and/or sandpaper and a Concrobium Broadband Disinfectant that is botanically derived. We sprayed all the wood within the crawl space with a Fiberlock Advanced Peroxide Cleaner. We finished by spraying a Concrobium Broadband Disinfectant to neutralize the peroxide cleaner. Upstairs, inside the home, in the master closet, we installed and erected zippered poly doorways, walls and/or flaps and critical barriers as required to strategically separate the identified containment remediation area into a separate working containment area. We removed the shelving, baseboards, and drywall throughout the entire master closet. We used a HEPA vacuum on the exposed wall cavity, as well as the entire contained area. We wiped down all the exposed wall cavity surfaces with an EPA-approved anti-microbial disinfectant solution. The anti-microbial disinfectant solution that was used was designed to neutralize and inhibit the growth of microbial bacteria. The Anti-microbial disinfectant solution was not used in any manner inconsistent with the manufacturer’s recommendations for the application. The wipe down process was done using a top down motion, using a clean side of a microfiber rag each time. An 8-fold system was used for a more efficient process during the wipe down process. An air seal was installed on the floor to prevent humidity from coming up into the master closet. We hauled off, and properly dispose of, all debris. We installed air scrubbers inside of the master closet containment, they were there for five days. We turned on the air scrubber on at the beginning of the remediation process, and it was left running until the clearance results were received. Once the remediation work was complete the air scrubber needed to run approximately 48 hours before the post remediation clearance inspection was performed.
This customer noticed on their vents upstairs and in their bedroom, what she believed to be mold. They have 4 HVAC units for their home. The customer thought that she knew which of the 2 units were causing the apparent mold. She had their air conditioning company come out and change the filters and to check the systems. They also had attic blankets installed earlier this year. Due to the humid summer that we had in 2019, she believes that they may also be part of the problem.

One inside and one outside for each containment. These Negative Air Machines needed to run for no less than 7 days. We installed a HEPA Filtered Air Filtration Device (AFD) inside the contained area. We turned the AFD on at the start of the remediation process. It was left running until the final clearance was received. PLEASE NOTE that the AFD needed to run for 24-48 hours after the remediation work was completed, before the post remediation testing could be performed. We installed plastic sheeting to separate the work areas from the rest of the house. We established 2 containments, one for the closets and one for the pantry. We removed all the affected drywall in the affected areas, from the floor to the ceiling. We removed the drywall on the ceiling in the kitchen pantry. We removed and disposed of the baseboards in the affected areas. We removed and disposed of all exposed insulation from the wall/ceiling cavities. We applied fungicidal coating to the exposed wood. We used a HEPA vacuum to the exposed wall and ceiling cavities. We then used a HEPA vacuum to the entire containment area. We removed the exposed carpet and pads in both closets. We hauled off and properly disposed of all debris.
This customer had an encapsulation installed in their crawl space by another company back in 2016. That company no longer provides this service to their customers, so they were referred to Olympic Restoration Systems for service. They have a dehumidifier in their crawl space. Their main concern was that the pipe that does the output of the water, is directly discharging onto the house. They wanted this PVC pipe redirected to either the alley, or over to a garden area. They wanted it to get it away from the house.

We added additional Water alarms to pumps and installed wired panels near the crawl space hatch for easier access. We also wiped down, over 500 sq ft, and cleaned any water stains that were present on their Clean Space Liner.

We wiped everything down, using a top down motion, using a clean side of the rag each time.
We tore out the tackless strip from the carpet and bagged it for proper disposal, along with removing the carpet and carpet pad. We removed the low four feet of drywall on the wall adjacent to the kitchen. We removed the closet shelves. We used a HEPA Vacuum for detail cleaning to the exposed wall cavity, then continued to HEPA vacuum the entire contained area. They had a lot of dust in the house and wanted to see if getting the ducts cleaned would help reduce the dust. We visited the property and proposed a quote to the customer. They proceeded with an HVAC duct cleaning with Olympic Restoration Systems.
We removed the air registers and cleaned them. Then we used a HEPA vacuum for the diffuser box and the surrounding areas. We cleaned the ducts using a negative air system combined with compressed air whips to break the debris free from the ducts. With this type of air duct cleaning, each duct is attached to a power negative air machine which draws 3500 cubic feet per minute through the duct and into the system. The system has three stages of filters with the last one being a HEPA filter which assures nothing is released into the home. We used a HEPA vacuum for the coils and the blower. We then cleaned the supply and return plenums. We cleaned the plenum by HEPA vacuuming and treating it with an EPA registered antimicrobial solution. We finished by re-attaching all ducts and assuring they were properly sealed.

The realtor for the property called Olympic Restoration Systems to come out to the property for an assessment of the crawl space to provide options to get rid of the “wet, earthy smell” in this nearly 5000 sq ft home for a potential buyer that was considering purchasing the home. The realtor wanted the overall indoor air quality to be improved for the home. While the home was still on the market, the realtor was provided a quote for an encapsulation of the crawl space. The potential buyers were provided the information during the buying process. This family purchased this home. This customer had a Mold Inspection company out for an inspection. Mold was detected and a mold protocol was being prepared for the customer when she called Olympic Restoration Systems for an appointment.
When they contacted Olympic Restoration Systems for an assessment of their home, and for a quote that they were in search of for the remediation. We scheduled an appointment with them with our 1st available appointment. An Olympic Restoration Systems Specialist visited the property and proposed a quote to the customer. They proceeded with the mold remediation with Olympic Restoration Systems for their home.
We set up a Containment Barrier/Airlock/Decontamination Chamber. We contained the shower area by installing plastic sheeting (floor to ceiling) 2-3 feet away from each of the shower walls, creating a closed off area in the corner with the shower.
We installed a HEPA filtered air filtration device (AFD) inside the contained area. This created a negative pressure by ducting the exhaust (output) from the AFD inside into a second AFD that was placed outside the containment area. Both AFD’s were turned on at the start of the remediation process. After the detailed cleaning was completed, the duct was disconnected while the penetration area was sealed in the plastic sheeting. We had both AFD’s running in “air scrubber” mode without creating the negative air pressure. Both AFD’s were left running until the clearance results were received.
We removed the wet drywall, cleaned up the area and bagged it for the proper disposal. We removed the lower 2 feet of drywall and the tile baseboard from the exterior shower wall next to the vanity. We removed the lower 2 feet from a 1-foot section on the right side of the entry to the shower. We used a HEPA vacuum to the exposed wall cavity and the entire contained area. The wood framing was scrubbed with a brush or sandpaper to assure that all the visible mold growth was removed. The entire containment area was wiped down. We cleaned the exposed wall cavity with an EPA registered antimicrobial solution.
The HVAC system needed to be turned off while the cleaning around the affected vents was taking place. The system could be turned back on after the mold impacted vents were cleaned, however the affected vents that remained within the containment, were closed off and the air registers stayed closed off until the clearance results were received. In this area of the home, a Containment Barrier/Airlock/Decontamination Chamber was set up. We contained the area around the 4 affected vents by installing plastic sheeting (floor to ceiling) creating an enclosed area.
We removed the air registers and cleaned the vents and the surrounding drywall. We scraped the drywall to assure that all the mold growth was removed. After assuring that all the visible mold growth had been removed, we used a HEPA vacuum to the entire contained area and wiped down the entire contained area with an EPA registered antimicrobial solution. We placed and AFD outside each of the contained areas while the cleaning was taking place. After the cleaning procedure was completed, we moved the AFD inside the containment areas and left in place until the clearance results were received.

We cleaned the plenum by using a HEPA vacuum and treating it with an EPA registered antimicrobial solution. We finished by re-attaching all the ducts and assuring that they were properly sealed.
