Crawl Space Encapsulation in Dallas, TX
Challenge
This customer called Olympic Restoration Systems because he noticed that the flooring above his crawl space was beginning to cup, or buckle. He also noticed there were "critters" in his crawl space. He had done some research about vapor barriers, and wanted someone to come look at his crawl space to see if a vapor barrier was needed, and also wondered if we had a solution to rid the crawl space of any unwanted rodents. We sent one of our Systems Designs Specialists, Tyler, to the property for a free crawl space estimate. Tyler found evidence of moisture issues in the crawl space, along with many opening from which critters could enter the crawl space. Tyler presented the homeowner with a solution to rid his crawl space of moisture and critters, and the homeowner accepted.
Solution
The production team started by removing debris from the crawl space and regrading the soil. This keeps water from pooling in low points of the crawl space floor. They sloped the soil so that water would flow to the sump pump. Next, they placed a SmartSump to drain water away from the crawl space. They then placed drainage matting underneath a CleanSpace vapor barrier on the crawl space floor to isolate the home from the earth. The drainage matting allows water to flow to the sump pump. The vapor barrier protects the crawl space and home from any moisture collecting in the sump pump. They closed off any outside air, from vents or any other opening, to keep the outside air from entering the crawl space. Finally, they placed a SaniDry Sedona dehumidifier in the crawl space to dry any moisture from the air.
