Crawl Space Encapsulation in Grapevine TX
Challenge
After continued issues with crawl space flooding and water damage, the homeowner contacted us to check out the situation and see what we would recommend.
Solution
After our initial appointment, it was clear that we needed to regrade the soil for proper drainage before installing an Encapsulation System, to stop and prevent any issue. First, our team applied a mold killer and stain remover to all the base plates, beams, subfloor, floor joists, and wooden building materials in the crawl space. We then installed a SmartPipe perimeter drainage system in crawl space, along with a SmartSump pump system with liner, cast iron pump, CleanPump Stand, airtight lid with an airtight floor drain, and WaterWatch alarm system. A condensate pump was attached to the dehumidifier to distribute the collected moisture to the sump pump, and our team added an additional drainage pipe, connecting the system to the house’s yard drainage. Two dedicated circuits were installed for the operation of the sump pump, dehumidifier, and condensate pump. The floor and joists were then enclosed with CleanSpace Drainage Matting and a CleanSpace liner. Lastly, two wireless sensors were fastened in the crawl space, to send temperature and humidity readings to a small panel inside the house for monitoring of the system and humidity levels.
