Cold Floors In a Pier and Beam Home
Challenge
A homeowner was struggling with high heating and cooling bills, a drafty house and cold floors during the winter. They also noticed high humidity readings in the home. After researching the issues, they contacted the team at Olympic Restoration Systems.
Solution
Our team assessed the situation and found high humidity readings in the crawl space and condensation on the subfloor. The crawl space also wasn't insulated. A decision was made to encapsulate the crawl space, separating the home from the dirt floor, excess moisture and air flow rising into the home.
First, our team regraded the crawl space to direct water seepage to a sump pump system. Next, we installed an EZ flow pipe around the perimeter of the crawl space to capture incoming water and direct it to the sump pump. Aftewards, we installed a SmartSump pump system with liner, cast iron pump, CleanPump Stand, airtight lid with airtight floor drain and WaterWatch alarm system. CleanSpace drainage matting and a CleanSpace vapor barrier were placed along the ground, walls and piers. A dehimidifier was also used to assure the humidity in the crawl space was controlled and two wireless sensors were fastened to send temperature and humidity readings to a small panel inside the house.
